Planning a Modular Building Project: Information That Helps Move Your Request Forward

Let’s move your project forward.

Planning a custom modular building starts with understanding what your project needs to accomplish. Whether you need a portable office, mine dry facility, workforce accommodation, modular classroom or daycare building, sharing the right information early helps our team develop a more informed proposal.

At TA Structures, we manufacture custom modular buildings in British Columbia for projects across North America. Our team works with clients to understand their operational needs, preferred layout and site conditions.

If you’re preparing to request a modular building quote, here are the details that help move your inquiry forward.

1. Project Location and Site Access

Where will your modular building be delivered?

Provide the delivery address, community name or a map pin for your project location. For remote mining camps, exploration sites and industrial operations, include any available access information.

Helpful details include:

  • Roads leading to the property
  • Gates, tight turns or limited manoeuvring space
  • Overhead obstructions
  • Seasonal access restrictions
  • Barge or other transportation requirements
  • Space available for delivery and building placement

Your location and site access help inform transportation planning and discussions about suitable module dimensions. Identifying access restrictions early can help avoid developing a building configuration that does not suit the delivery route or placement area.

2. Building Use and Occupancy

The intended use of your modular building helps guide the design.

A portable office building has different requirements from a mine dry locker facility, workforce accommodation building or modular daycare. Tell us how the space will operate and how many people will use it.

For modular offices, share the number of staff, private offices, open workstations, meeting rooms and lunchroom spaces required.

For mine dry buildings, include worker numbers per shift, shift overlap and requirements for lockers, changing areas, showers and washrooms.

For workforce accommodation and wellsite trailers, identify the number of occupants and their needs for sleeping quarters, kitchens, laundry and shared spaces.

For modular classrooms and daycare buildings, share the intended age groups, occupancy, staff requirements and desired support spaces.

These details give our team a clearer starting point for your custom modular building design.

3. Building Size and Floorplan Requirements

If you have a preferred size, provide the approximate building dimensions or total floor area.

If the size is still being determined, start with a list of the rooms and functions you need. Include essential features, storage requirements and any limits on the available building footprint.

Existing floorplans, sketches and reference drawings are welcome. You can also identify features you like in one of our layouts and explain what needs to change.

TA Structures offers custom modular floorplans, allowing us to develop a layout around your project requirements.

Knowing your space needs early helps our team assess potential configurations and prepare a preliminary proposal with fewer assumptions.

4. Electrical Supply and Equipment Requirements

Electrical supply information is an important part of planning an industrial modular building.

If known, please provide:

  • Available voltage
  • Single-phase or three-phase power
  • Available service capacity
  • Utility connection or generator supply
  • Equipment and appliance requirements
  • Relevant equipment specification sheets

Heating, cooling, kitchen appliances, laundry equipment and specialized systems can all influence the electrical requirements.

For projects where the site supply differs from the building’s proposed requirements, electrical compatibility and any transformer requirements need to be reviewed for that specific application.

If you don’t have this information yet, let us know. We can identify the questions to review with your site team or electrical contractor.

5. Plumbing, Water and Wastewater Connections

If your modular building includes washrooms, showers, a kitchen or laundry facilities, tell us how water and wastewater will be managed.

Will the building connect to municipal services, an existing site system, a well and septic system, or require consideration of storage and holding tanks?

Share any known requirements for:

  • Toilets and urinals
  • Handwashing sinks
  • Showers
  • Kitchen sinks
  • Laundry equipment
  • Water supply connections
  • Wastewater connections
  • Water or wastewater storage

For modular washroom buildings and mine dry facilities, occupant numbers and patterns of use are helpful alongside the requested fixture quantities.

Existing servicing drawings and connection locations can also help our team understand the proposed scope.

6. Site Plans, Photos and Existing Drawings

A site plan helps show how your modular building will fit within the property.

If available, provide a drawing identifying the proposed building location, nearby structures, access routes, property boundaries and utility connections. Include dimensions and known placement restrictions.

Site photos are especially useful when the building needs to fit into a confined area or connect to an existing facility.

For additions or replacement buildings, send any available measurements and drawings of the existing structure.

You do not need a completed engineering package to begin your inquiry. An early sketch or marked-up site image can help start the discussion, with further documentation reviewed as the project develops.

7. Foundation, Site Preparation and Installation

Let us know whether a foundation or building support system has been proposed and who will coordinate the site work.

Available foundation drawings, engineering information and installation plans help clarify how the building and site will be coordinated.

Please also identify who is responsible for site preparation, utility connections and receiving the modules.

Clear scope information helps distinguish the requested building work from transportation, installation and site servicing requirements. This makes the preliminary proposal more useful for your project planning.

8. Delivery Timeline and Project Stage

When do you need the building, and what is driving that date?

Your project may be tied to a mine opening, a school year, a funding deadline or a seasonal delivery window. Share your preferred delivery date and whether it is flexible.

Let us know if you are:

  • Exploring modular building options
  • Requesting budget pricing
  • Applying for project funding
  • Preparing drawings or site services
  • Ready to proceed with purchasing

Understanding your project stage helps our team focus on the information you need next.

Production and delivery schedules depend on the confirmed scope, design approvals, material availability, site readiness and scheduling. Discussing your timeline early helps bring these considerations into the planning process.

9. Budget and Project Priorities

A target budget helps our team understand the scope you are working toward.

Please clarify whether the budget covers the modular building only or also needs to include delivery, installation, foundations and site servicing.

Identify your essential requirements and any optional features. This helps guide conversations about building size, layout, finishes and equipment.

The more clearly the scope is defined, the more useful your preliminary modular building quote will be.
